Rental Criteria & Application

Dodd Realty occasionally assists property-owner clients with rental placement. This page is intended for prospective tenants who have been directed here by Dodd Realty for a specific available property.

Baseline rental criteria

Unless Dodd Realty provides different written criteria for a specific property, applicants must meet the following baseline requirements:

No prior eviction judgments. An eviction filing that did not result in a judgment against the applicant is not treated as an eviction for this criterion.
No verified unpaid utility balances associated with a prior or current residence.
Minimum credit score: 500. The score used will be the score returned by the consumer-reporting or tenant-screening source used for the application.
Two months of income documentation are required. This may be satisfied with verifiable pay statements/paystubs or bank statements showing income or recurring deposits. Applicants may redact full account numbers, Social Security numbers, unrelated transactions, and other information not needed to verify income. Dodd Realty may request additional verification if the submitted documentation is incomplete or cannot reasonably be verified.
No convictions for theft, fraud, or issuance of a bad check that are materially relevant to tenancy or financial obligations.
The application must contain accurate and complete information. Material false statements or omissions may be grounds for denial.

Important applicant information

Each adult who will be a leaseholder should submit a separate application unless Dodd Realty instructs otherwise.
Do not enter a Social Security number, driver-license number, bank-account information, or payment-card information in this form.
If identity verification, a credit report, income documentation, or additional screening information is required, Dodd Realty will provide separate secure instructions. Do not email paystubs or bank statements unless Dodd Realty specifically directs you to an approved secure method.
Income documentation is collected separately from this initial application so Dodd Realty does not unnecessarily collect sensitive financial records before they are needed for screening.
Any application or screening fee applicable to a specific property will be disclosed before payment is requested. No payment is collected on this page.
Submission of an application does not create a lease, reserve a property, or guarantee approval.
